Fins Creekside The creekside patio is the draw at the Calabasas location. The owner and chef also run Moz Buddha Lounge. You can also choose your cut of steak and its preparation.
The Fox and Hounds Restaurant and Pub Since 1997, The Fox and Hounds Pub has attracted patrons who enjoy the warmth, comfort and friendly surroundings of a British tavern. Since that time, this homey establishment has become a neighborhood fixture and the perfect location to meet with friends, coworkers and business associates.
Galletto Bar and Grill This is not so much a fusion of Italian and Brazilian food as it is a restaurant with items from both countries sharing the menu. You can satisfy a split personality by starting with a Caprese salad and a pasilla chile quesadilla, then oving to chicken Marsala or skirt steak in chimichurri sauce, and ending with a cappuccino or energy-spiking guarana soft drink. Geoffrey's Malibu This place has always been renowned for its view, but lately the food is getting noticed even more than usual. Along with the steaks and lobster, there's also sauteed monkfish with a citrus risotto and coconut curry prawns for dinner. Owner Jeff Peterson has been coming to work here (he started as a busboy) for almost 25 years.
King's Fish House Huge dining room, large menu, well-executed. Part of the King's Seafood Company (Water Grill, I Cugini) so the fish is always fresh. The menu is printed daily; expect the best picks to be sold out by the end of the evening. The fried oysters and the clam chowder are reliable favorites. This place is big enough to handle energetic kids and good enough to satisfy adult tastes.
The Landing Grill and Sushi Bar Grab a table outside on the patio with a nice view of the water and the marina. The menu wanders from shrimp scampi to Japanese bento boxes to cobb salad, so there should be something to fit every mood. Save room for dessert.
Louise's Trattoria Louise's has come to the Conejo Valley in all of its Cal-Italian glory. Ignacio Hernandez, the corporate chef, trained under legendary Italian chef Mauro Vincenti so you can trust his touch. Spaghetti and meatballs and fettuccine Alfredo are on the menu, but why bother when there's Dungeness crab ravioli in a champagne lobster sauce for under $20.00? Or liven up your pizza with an organic baby greens salad with carmelized walnuts and Gorgonzola in a balsamic vinaigrette. Yes, there's a Caesar salad for you traditionalists. Louise's offers take-home dining and delivery service. It travels well and the portions are large.
Mandevilla Restraunt Nice atmosphere and wide-ranging menu with mostly Italian salads, pastas, and main courses (lots of seafood), but you can also have Chinese chicken salad, beef short ribs, and duck. The floors on the outdoor patio are heated for comfortable winter dining.
Marmalade Cafe If you like Country French decor, this is a cozy lunch spot and a perfect wedding or baby shower location. Breakfast and lunch are more popular than dinner due to the great sandwiches like the Reuben, turkey with cranberry sauce, and New York steak on garlic bread. Portions are big enough for two so don't be afraid to doggy bag it or order the half portions of the many pasta dishes.
The Melting Pot A salute to fondue from all countries, this national chain is just hitting our area. Bring a group and watch each other cook in pots full of hot broth or oil and then dip in a variety of sauces. Waiters will create your cheese fondu as an appetizer and chocolate fondue for dessert. Plenty of salads and vegetables are offered to make this a well rounded meal. Full bar and large wine list.
Padri Italian Cuisine & Martini Bar The recently updated martini bar and patio now have more space and the vibe is fresher and hipper. The food is still classic Italian from the guys who brought you Ca' Del Sole and Ca' Brea. Standouts include chicken ravioli in a mascarpone and walnut sauce, spinach lasagna with chicken and bechamel sauce, short ribs over papardelle in a citrus cream sauce, and grilled New York steak in a balsamic reduction with pumpkin and Gorgonzola mashed potatoes. Lunch is served weekdays; dinner is served nightly. Enjoy live music Wednesday through Saturday nights.
Pellagio Cafe Pellagio is owned by the affable Alex Momen and his wife. Momen is a partner in Avanti, an Italian cafe in Pasadena where he cooked for 20 years. For the last five years his heart has been here. Momen turns out authentic olive oil based (not red-sauce based) Italian pizzas from his wood-burning oven, with toppings like duck sausage and glazed apples. He'll also cook any pasta dish you can possibly request even though it's not on the menu. Everything is made in-house (like the salad dressings) or puchased from high-end purveyors (like the gelato truffles for dessert). It's the food that people come back for, and the low prices make this a bargain find.
P.F. Chang's China Bistro Two huge Ming horses guard the entrance to this Chinese-American temple at The Lakes where you can sip up-to-date cocktails and down large portions of minced chicken in lettuce cups, double-pan-fried noodles, Cantonese roasted duck, salmon steamed with ginger, wok-seared lamb, and New York style cheesecake or the Great Wall of Chocolate (cake). Big round tables make gathering in groups a treat.
Piatti Locali The name here has changed to reflect the fact that they now buy more local produce from area farmers' markets. The seasonal menu always features wood-fired pizzas, mesquite-grilled meats, and panini sandwiches. Other items might include a roasted beet salad, spinach and ricotta ravioli in a lemon cream sauce, or a saffron papardelle with prawns. A table near the fireplace makes for a comfy dinner with friends. Kids can build their own pizza at the table by adding tomato sauce and cheese to a dough round.
Rosti Nice little chain started by Agostino Sciandri of Ago restraunt on Melrose Avenue (although he's no longer involved). It's quick, comfortable, casual, and has a patio. Go for the turkey apple pecan salad, the turkey pesto panini with roasted potatoes, and the pollo al Mattone, a brick-flattened rosemary chicken which you can get whole to carry home.
Secret Garden Set in a Victorian garden, the secret here is the friendly service. Dine on classics from lobster bisque with cognac to endive salad with pear and candied walnuts to Roquefort-stuffed fillet of beef with pearl onions. Other fare includes panko-crusted ahi tuna, and chicken breast stuffed with feta and asparagus.
Shanda's Shanda's Restaurant proudly offers some of the finest, old-fashioned, home-styled cooking in Ventura County. With a reputation as a family friendly restaurant, Shanda's welcomes children and provides toys and crayons for each table. For food "like Mama used to make", Shanda's is a home away from home.
Teppan Steakhouse The Teppan Steakhouse and Oriental Buffet, features talented and experienced chefs who create authentic Chinese dishes using fresh ingredients and traditional Chinese recipes. The distinctive cuisine, beautiful presentation attentive service and elegant Asian-style décor are guaranteed to provide an enjoyable and unique dining experience.
Tuscany il Ristorante Beluga caviar is available for those who want to indulge. The small menu is nicely focused and should suit almost any mood. It includes a chopped grilled vegetable salad, sweet corn and languostine chowder, and seafood spaghetti cooked in parchment paper. Service is top-notch.
Wood Ranch BBQ & Grill Very popular for barbecue with locations in The Grove at the Farmer's Market, Moorpark, Camarillo, Northridge, and Valencia. This location has a large bar area and a huge dark dining room. Note to barbecue aficionados: the meat is slow-roasted and then finished on the grill, not smoked. The huge chopped salad can be topped with either chicken or tri-tip and is a winner, as are the garlic-parsley rolls that come with dinner You can also get steaks and prime rib. | SHOPPING

When you sell a house, the buyers will probably have a home inspection before they sign a contract to purchase the home. The inspector may turn up something that needs attention or repair, and after the inspection, the buyers may produce a list of items they want repaired as a condition for moving forward on the sale.
When you get the buyers' list, remember that some of the items may be negotiable. Sales contracts usually require that all the systems be in working condition. Some buyers may make requests that go beyond the normal obligations of the seller. They may ask for a new roof or certain structural repairs that you may not want to make. Your agent can help you to assess the risks of just saying "no" to buyers who are making demands you consider to be unreasonable. You may decide to decline the requests, but the buyers may also decide to back out of the deal as a result.
When you agree to make repairs, hire licensed professionals who will guarantee their work, and give copies of the reports to the buyers. Arrange to have the repairs made as far ahead of time to avoid last-minute complications which could compromise the transaction.
